Prepare Property Financials

Do you manage a property yourself? Do you have trouble categorizing transactions and keeping your records straight? Are you always playing catchup and scrambling to prepare financials for the property in September of the next year the tax return filing deadline?

Let me help you prepare financials for the property. From initial purchase until sale, I will input the transactions for the property and make sure they are correct on a monthly basis. I will also print them in a simplified version to send to investors (on a monthly, quarterly, or annual basis)



Review Property Financials

Do you have a property manager that prepares financials for you? Do you look at them but don’t know if they are correct or not?

I have seen major property managers make big mistakes when preparing monthly financials. I can help review the general ledger and make sure nothing seems out of the ordinary. If there are issues with the financials, I can tell the property managers exactly how to fix them.



Prepare Quarterly Reports for Investors

Are you currently not sending out quarterly reports to investors that include financial information for the Quarter/YTD? Are you sending out these reports but they are delayed or you need help preparing them?

I will help prepare these quarterly reports that will be timely and professional so that you can update your investors before they hound you for one.



Review Investment Memorandums

Are you preparing to purchase a property and are raising money from investors? You are most probably sending them an investment memorandum. These documents are usually a few pages with lots of financial models and other calculations.

It is usually good to have a second set of eyes on them. I can review the financial calculations. I will review the whole document to make sure there is no information missing or if anything is unclear. I have seen IMs that have inconsistent info or are missing key parts of the GP/Sponsor’s fees. Let me help you make sure potential investors have as few questions as possible.

Prepare/Review Tax Returns


Are you happy with the firm preparing your tax returns? Do they just take the numbers you give them and stick them on the return or do they make sure everything is is correct first? Do you know that the accountant is allocating income correctly?

I can be a one-stop shop with your accounting and tax prep, so that things do not get lost with a game of telephone between bookkeeper and accountants. Or if you are generally happy with your preparer but may just want another set of eyes on them, I am happy to review your tax return to make sure everything looks correct.



Taxable Income Projections

Do you have non-US investors? Are you doing business in a state that your investors are not residents of? I will prepare taxable income projections to calculate how much you have to withhold. This way you can withhold from each distribution and not fall behind at the end of the year.

If you answered yes, then you may need to pay withholding taxes for your investors. Or if you want to be able to give your investors tax projections throughout the year, so they can do tax planning. I can help you with any of these calculations.



Other Tasks

I am happy to help you with anything you may need to keep you be more organized or give your investors information. This may include a closing letter that shows how the property closing compared to the IM you sent to investors. This may also include an exit letter when you sell a property so investors can see how they performed on the life of the investment. I will also prepare capital calls, distributions, and anything you can think of!
